We had a pretty wide price band we were shopping within he was as excited about finding us a house at the bottom of the price band that we might buy and then upgrade as he was about finding one at the top of the range that had everything we wanted. He was worried far less about the impact on his paycheck and far more about ensuring we had a home we loved. He was a great advocate for us, a valued advisor, and refreshingly analytical. Over a 3-month period, he was never shy about calling the agent about our dream house, asking for an update, reiterating our desire to buy the house, etc. I'm glad to say it all paid off. He always did the work and ensured we had a sound foundation for prices when we put offers in. Not just well X houses in the neighborhood sold for between Y and Z but I did a regression on the last 20 sales with this criteria: here's the normative band and here's where this asking price fits. He is a good negotiator - thoughtful about what to say and what to not say and he'd shush me when I'd start to say things that might hurt our position. He is willing to go the extra mile. Referring us to service providers, going to town hall to find outstanding permits, etc.
